Selling your home can be an exciting time. It can also be a stressful time. You may be thinking, “What if I don’t get top dollar?” You may also be thinking, “What if no one likes it?” Or worst yet, “What if no one buys it?” When you prepare your home for sale using the following strategy, itwill help you minimize market time and maximize the number of offers. There are four items I recommend a seller to do before listing their home for sale.

Ensure Your Home Resonates with Buyers

De-Clutter

It’s amazing how much we accumulate without even realizing it. Before listing your home for sale, this is the perfect time to get rid of objects and items that are unnecessary or take up too much space. When you de-clutter, your mission is to create space and flow throughout your home. Remember, buyers are visual. They are trying to visualize their items in your home.

De-Personalize

Your home will soon be someone else’s home. Remove pictures of you, your family and your friends. Also remove any unusual artwork, memorabilia and religious items. Keeping your rooms neutral will let buyers imagine their own pictures and artwork on the walls. Keep in mind you are selling your home, not the things in your home.

Repairs & Paint

If you have unfinished home projects, now is the time to complete them. Consider being proactive and have your home inspected. This will allow you to address any problems that will arise during your buyer’s home inspection. You may even service your furnace and water heater to highlight a clean bill of health. Make sure all the walls are touched up and free of any nail holes or scuffs. If you have unusual wall colors, paint over them with neutral colors. Paint to sell!

Clean, Clean, Clean

Have your home deep cleaned by a professional before listing it. This will ensure spaces and spots that are routinely missed are thoroughly clean. For instance, air vents are huge dust collectors. Buyers see and notice everything. A dirty or dusty home becomes a mental strike in buyers’ heads.

Get advice from a real estate professional. I sit down with my clients before listing their homes to ensure we discuss these items beforehand. The initial time tackling these tasks can be time consuming, but well worth it when you get the offer you want and deserve.
